THE EXISTING BUILDING

The building is located in the Old Town of Las Palmas de Gran Canaria, in the area called "Vegueta" and is a residential building of the eighteenth century, with traditional typology of central courtyard, two floors and service patio.

With classic facades, its greatest value is the repetition of the typology of patio house, being this the structuring space of the housing program. It has a trapezoidal geometry of 362.38 m2. with access to two streets, a pedestrian street (Espíritu Santo street, nº 49), in front of the Actual Archive and another street (Doctor Chil street, nº 26).

THE PROPOSAL

The project seeks to maintain the essential typological character of the old building by constructing a covered central space or patio for exhibitions and events. The facades and interior walls are maintained and restored .New resistant slabs are created for the storage of books with heights adjusted to the existing ones to adapt to the height of the windows so that they are accessible and practicable. A third floor superior to the two existing levels is constructed, setting back 50cm of the facade, without exceeding the height of the adjacent facades on its sides.

The material that covers the new volume, built on existing cornices, is a translucent cellular polycarbonate (similar to the appearance of glass) to ensure the non-competition of the new volume with the existing facades.

The perimeter volume to the central courtyard is restored as archive spaces. In the intervention project, the heights of existing levels are maintained, and a new floor is incorporated.

The main access will be through Doctor Chil street, facilitating the incorporation of the central courtyard as a representative element of the building towards the city.

CENTRAL COURTYARD

The project proposes to take advantage of the largest possible volume between the perimeter walls to offer a more luminous and versatile space for its new function as a space for exhibitions and events.

It is constructed of a new roof that is understood in continuity with the covering of the new deposit. The roof is built with porticos that intersect in the central space to allow the introduction of natural light in its vertical planes.

The restoration of the walls with their original white texture and the clear and translucent treatment of the new covering helps to rebuild the atmosphere of a renovated historic building.

Once the central space has been covered and rehabilitated, the original gallery is restored, freeing the windows and reinforcing the historic balustrades, as well as columns and capitals.

When the patio is closed, the upper level of the gallery is perceived as one in a balcony open to the central patio that extends the spatial quality of this small patio gallery.

The main staircase is restored entirety, including its wooden railing, and the stone pavements will be restored and repositioned in all public spaces.

Taking advantage of the necessity of the restoration and expansion of the surface of Deposits of the Historical Archive, a bigger intervention is done, the revitalization of the existing building in ruins as a place open to the city, thanks to its attractive central space. Manteining the traditional typological scheme of courtyard, but covering it, a new gathering and meeting point is created for the neighbors and visitors of la Vegueta.

EL EDIFICIO EXISTENTE

El edificio se encuentra emplazado en el Casco Antiguo de la Ciudad de Las Palmas de Gran Canaria, en la zona denominada Vegueta y es una Edificación Residencial del siglo XVIII, con tipología tradicional de patio central, y crujías circundantes, de dos plantas y patio de servicio.

Con fachadas academicistas, su mayor valor es la repetición de la tipología de casa patio, siendo este el espacio estructurador del programa de vivienda. Ocupa una planta trapezoidal de 362,38 m2. con acceso a dos calles, una peatonal (calle Espíritu Santo, nº 49) frente al Archivo Actual y otra rodada (calle Doctor Chil, nº 26).

LA PROPUESTA

El proyecto busca mantener el carácter tipológico esencial de la antigua edificación construyendo un espacio o patio central cubierto para usos de exposiciones y eventos. Se mantienen y restauran las fachadas y muros interiores y se crean unos nuevos forjados resistentes para el almacenamiento de libros con alturas ajustadas a las existentes para adaptarse a las alturas de ventanas para que sean accesibles y practicables. Se construye una tercera planta superior a los dos niveles existentes estando retranqueada 50cm. del plano de fachadas, sin superar la altura de las fachadas colindantes en sus laterales.

El material que cubre el nuevo cuerpo edificado sobre las cornisas existentes es un Policarbonato Celular traslúcido (similar al aspecto del vidrio) para así garantizar la no competencia del nuevo volumen con las fachadas existentes, al disolverse su presencia.

La crujía edificada perimetral al patio central se restaura como espacios para archivo. En el proyecto de intervención, se mantienen sensiblemente las alturas de niveles existentes incorporando una nueva planta retranqueada.

Al acceso principal será por la calle Doctor Chil, facilitando la incorporación del patio central como elemento representativo del edificio hacia la ciudad.

PATIO CENTRAL

Al encontrarnos en la actualidad con el espacio donde se ubicaba la galería del patio central de la antigua vivienda, hoy demolida parcialmente, el proyecto propone aprovechar el mayor volumen posible entre los muros perimetrales para ofrecer un espacio más luminoso y versátil para su nueva función de espacio para exposiciones y eventos.

Se plantea la construcción de una nueva cubierta que se entienda en continuidad con la cubrición de la nueva planta de Depósito, toda ella construida con pórticos que se entrecruzan en el espacio central para permitir la introducción de la luz natural en sus planos verticales.

La restauración de los muros con su textura blanca original y el tratamiento claro y traslúcido de la nueva cubrición ayuda a conseguir reconstruir la atmósfera de edificio histórico rehabilitado.

Una vez cubierto y rehabilitado el espacio central, se restaura la galería original, liberando el cerramiento de ventanas y potenciando las balaustradas históricas, así como columnas y capiteles.

Al estar cerrado el patio se percibe el nivel superior de la galería como una en balconada abierta al patio central que amplíe la calidad espacial de este pequeño patio galería a preservar.

La escalera principal se restaurará en su totalidad, incluida su barandilla de madera, y los pavimentos de piedra serán restaurados y recolocados en todos los espacios públicos.

En definitiva, pensamos que se puede aprovechar la buena oportunidad que se ofrece al ampliar la superficie de Depósitos del Archivo Histórico, para revitalizar el edificio existente en ruinas como un lugar abierto a la ciudad gracias a su atractivo espacio central, que sin desvirtuar el esquema tipológico de patio, aumenta sus posibilidades de aprovechamiento al estar cubierto para así convertirlo en un nuevo salón y lugar de encuentro y reunión para los vecinos y visitantes de la Vegueta.
